The land comprising Dunluce, along with the rest of Castle Downs, was annexed by the greater City of Edmonton in the early 1970s. The community’s area plan was approved in 1974, with development essentially complete by the 1980s. Dunluce is focused on families and features two schools, plenty of park and recreation space, and proximity to great amenities. The neighbourhood is also known for its affordable starter homes, townhomes, duplexes and even manufactured homes, making it a great fit for all lifestyles and budgets. 

Did you know? Like all communities in Castle Downs, Dunluce takes its name from a famous castle. In this case, Dunluce Castle in Northern Ireland, built in the early 1500s. 

Real Estate and Homes For Sale in Dunluce 

Dunluce boasts a broad range of home styles. Single-family homes account for just under half of all real estate opportunities in the area, with models ranging from bi-levels and bungalows to two-story homes and four-level splits. The average property features four bedrooms, three bathrooms and 1,000+ square feet of living space for $350,000. In addition to large lots, mature landscaping and finished basements, many detached homes in Dunluce also come with modern upgrades such as renovated kitchens and bathrooms, new countertops, cabinetry and flooring, energy-efficient systems and more. 

For those looking for a more affordable, single-family alternative, there is also a small concentration of manufactured homes in the community’s southeastern corner. Manufactured homes offer many of the same features as a traditional single-family home at a fraction of the price.

Larger shopping hubs such as Albany Market Square, Newcastle Shopping Centre and Lakeside Landing are also within walking distance, and include everything from big-box retailers and grocers to restaurants and banking institutions.

Parks and Recreation  

Active families love living in Dunluce. The area is home to Castle Downs Park, a popular gathering space featuring Castle Downs Arena and Recreation Centre and Castle Downs Family YMCA. The park also encompasses sports fields, a spray park, a playground, skatepark and picnic areas. There are also two large school/playground sites in Dunluce as well as an active community league (preschool, soccer, softball, and various events).

There are two schools in Dunluce, a public and Catholic elementary, as well as a local daycare/afterschool care facility. Other educational opportunities, including secondary schools (public and Catholic) and immersion programs, can be found in the surrounding areas.

Commuting From Northwest Edmonton

Despite its quiet, residential streets, Dunluce is within easy reach of several major Northwest Edmonton thoroughfares. With 97th Street to the east, commuters can easily access the North Anthony Henday, Yellowhead Trail, and Central Edmonton (with downtown under 20 minutes away). Also accessible via St. Albert Trail are the Anthony Henday, the City of St. Albert, and Groat Road. Along nearby 137th Ave, you can also find many of the area’s main shopping, entertainment, and recreational facilities. 

Several bus routes and stops define the community, including the nearby Castle Downs Transit Centre. Future LRT expansion plans will also include the neighbourhood of Dunluce. 

Did you know? Edmonton’s Metro LRT line extension will feature two stops along Dunluce’s south end. These include the Castle Downs Transit Centre and 127th Street.
