Tucked alongside the scenic Blackmud Creek Ravine, Richford is an affluent community situated within Southwest Edmonton’s larger Heritage Valley district. First established in the mid-1990s, Richford encompasses all real estate located east of 111th Street, south of Blackburn Drive, west of the ravine and north of the neighbouring community of Blackmud Creek.

A modern neighbourhood known for its vast selection of luxury estate properties, Richford offers discerning buyers a broad selection of high-end homes in an exceptional amenity-friendly location.

Community Profile 

Though the neighbourhood was established in the mid to late 1990s, it is still largely under development. As a result, all homes within the Richford Area Structure Plan are considered very new, many having been constructed within the last few years.

Once complete, Richford will include a broad mix of home styles, including low-density, single-family homes, semi-attached duplexes, townhomes and apartment-style condos. Although there are few high-density homes in the area currently, a high-end condo development can be found along Ellerslie Road in the community’s southwest corner.

Richford was developed with outdoor recreation in mind and features ample open green space, a rugby park, a playground and scenic ravine-side walking trails. The adjoining Blackmud Creek Ravine adds to Richford’s quiet, nature-friendly atmosphere and overall desirability among Edmonton home buyers.

As a result of Richford’s newer status, most homes within the area are considered relatively modern. Single-family homes account for nearly three-quarters of all properties in the area, with emphasis on two-story, front-attached models and luxury homes. Most detached homes in Richford feature four or more bedrooms and bathrooms and an average of 2,000+ square feet of open living space.

Overall, detached prices tend to start in the low 700s, though multi-million-dollar homes are also typical in the area*. These include luxury ravine-side properties, sprawling estates and high-end homes in gated communities.

Single-family dwellings aren’t the only luxury properties defining Richford, however. The community is also well-known for its semi-detached homes and townhomes.

Half Duplexes – A contemporary three-bedroom, two-bathroom duplex in Richford typically starts in the mid $400s. These low-maintenance homes offer many of the same benefits as their larger, luxury counterparts (high-end finishes, wine rooms, in-home offices, luxury ensuites and more) at a fraction of the cost.

Townhomes and Apartment-Style Condos – Although less common in Richford, apartment-style condos and townhomes (including the ultra-modern “Escapes” condo development) account for approximately 10% of real estate opportunities within the area. Low-maintenance and amenity-friendly, one-bedroom, one-bathroom apartments typically start in the low $200,000s, while larger three and four-bedroom luxury townhomes may be priced as high as $900,000.

Overall, Richford offers some of the most sought-after real estate opportunities in Southwest Edmonton, which is why many homes sell for well above the Edmonton average.

As mentioned above, Richford is also characterized by abundant open green spaces. These include the area’s many pocket parks and pathways, the Blackmud Creek Ravine and outdoor gyms.

While there are no schools located in Richford proper, residents may choose from countless educational opportunities within the surrounding areas.
