Southeast Edmonton Townhomes 

Like apartment-style condos, townhomes are often sought after by first-time buyers and even downsizers looking for an affordable alternative to the single-family home. And, like apartment condos, many townhome developments in Southeast Edmonton are governed by a condo board, which oversees all outdoor maintenance and onsite amenities.

Townhome prices in Southeast Edmonton start in the mid 200s on average and can be found in a wide range of neighbourhoods throughout – including communities close to city centre and outlying suburban areas.

Southeast Edmonton Neighbourhoods 

Argyll and Area

Defined by 99th Street to the west, Whyte Ave to the north, 75th Street to the east and Argyll Road to the south, the greater Argyll area comprises five established neighbourhoods, including Argyll, Avonmore, Hazeldean, King Edward Park and Ritchie.

Dating back to the early 1900s, many neighbourhoods within Argyll were once a part of the former City of Strathcona, annexed by the City of Edmonton in 1912. As such, these historical communities are noted for their mature, tree-lined streets, proximity to established amenities and varied real estate opportunities. 

Home styles consist predominantly of single-family homes, including updated character properties (bungalow-style) and infill homes, followed by apartment-style condos and a small number of duplexes and townhomes.

Bonnie Doon and Area 

Often referred to as Southeast Central Edmonton, all neighbourhoods within the Bonnie Doon area are located near the North Saskatchewan River Valley and downtown. These mature communities are also considered some of the oldest in Edmonton, with roots dating back over 100 years.

As a result of their established status, neighbourhoods within the Bonnie Doon area host many older homes constructed during the 1940s and 50s. Infill homes can also be found throughout, especially contemporary duplexes and rear-laned models.

Communities such as Bonnie Doon and Idylwylde also offer a healthy mix of multi-family real estate options, particularly low-rise apartment-style condos. The Capilano area consists of five mature and semi-secluded neighbourhoods, each boasting close proximity to the North Saskatchewan River Valley, desirable amenities and convenient commuter roads. Flanked by Forest Heights Park to the west and Gold Bar Park to the east, the area is also highly celebrated for its vast open green spaces and incredible views.

Ellerslie and Area 

Located in deep Southeast Edmonton, Ellerslie is a newer area still undergoing development. Consisting of three trendy new neighbourhoods (including one of the same name) and a high-performing industrial district, the Ellerslie area is defined by Highway 2 (Gateway Boulevard) to the west, the Anthony Henday to the north, 66th Street to the east and 41st Ave to the south.

With residential development still underway in Ellerslie’s three primary neighbourhoods, the area remains ideal for buyers in search of a new construction home. The Meadows 

The Meadows Area Structure Plan encompasses seven brand-new neighbourhoods in total. Situated directly east of Mill Woods, these contemporary communities are highly regarded for their convenient location (near both Whitemud Drive and the Anthony Henday) as well as their broad selection of new construction homes.

While communities such as Silver Berry, Larkspur and Wild Rose are considered complete, development remains underway in the area’s newer neighbourhoods. Single-family homes featuring an average of four bedrooms and bathrooms account for most real estate opportunities, with prices starting at approximately $400,000. In fact, if Mill Woods were an independent municipality, it would be considered the fifth largest city in Alberta.
