Westmount is an established neighbourhood in Northwest Edmonton’s mature district, defined by Groat Road to the south and west, 111th Ave to the north and the community of Queen Mary Park/124th Street to the east. Boasting close proximity to the river valley, trendy shops and services and Edmonton’s downtown core, Westmount remains one of the most coveted communities in the entire city. Westmount’s appeal is only furthered by its beautiful tree-lined streets, family-friendly atmosphere and luxury homes.
Community Profile
Ripe with history, Westmount’s beginnings can be traced back to the late 1800s when the Hudson’s Bay Company (HBC) laid claim to the area. As a result of a land boom in the early 1900s, subsequent land buyer James Carruthers placed a caveat on Westmount and the surrounding areas stating that “the houses to be erected on the said land shall be either detached or semi-detached, and the sum to be expended on the erection of such house shall not be less than $3,500… $4,000… or $5,000” depending on their location. As a result of this caveat, Westmount became home to many well-known Edmontonians and high-end homes. Despite the community’s early start, development in Westmount continued on and off over the next several decades. Though construction was largely complete by the 1980s, infill development has become increasingly popular in Westmount, and many of the neighbourhood’s older homes have given way to modern new properties.

Price Range and Housing Stock
Home styles in Westmount are varied and consist of everything from apartment-style condos and high-end townhomes to luxury duplexes and single-family homes. The southern portion of the neighbourhood, Groat Estates, is known for its more significant, estate-style properties, including renovated character homes and contemporary infill models. Five-bedroom, four-bathroom homes featuring an average of 2,000 square feet are standard in this corner of the community.
Single-family homes account for just under half of properties in Westmount, with prices ranging between $424,000 to $1,800,000. Apartment-style condos account for another 54% of home styles, followed by a small number of three-bedroom townhomes and duplexes. One-bedroom units in Westmount may start in the low 100s.*
Due to Westmount’s’ exceptional river-side location, home prices tend to fall above the Edmonton average.

Extremely recreation-friendly, homeowners enjoy convenient access to Royal Mayfair Golf Club and the Victoria Golf Course. Nearby MacKinnon Ravine Park also gives way to the river valley’s extensive park and pathway system, as does Government House Park.
