Kensington Real Estate Market
Single-family homes account for the majority of home styles in Kensington. Although the neighbourhood was annexed by the City of Edmonton in 1913, development didn’t begin until the end of WWII, when roughly 30% of residences were built. Construction continued into the 1960s, stalling again until the mid 1990s. Overall, these off-and-on periods of development have resulted in an eclectic array of detached homes, spread across a variety of sizes and styles.
Following detached homes, affordable, low-rise apartment-style condos are the second most popular home style within Kensington. Ideal for first-time buyers and downsizers, most units in the area come equipped with two beds, two baths and convenient onsite amenities, with prices starting in the mid 100s.
A small number of duplexes and townhomes can also be found throughout the neighbourhood, typically starting at $200,000.

Bounded by 127th Street to the west, 137th Ave to the north, 113th A Street to the east and 132nd Ave to the south, Kensington is surrounded by amenities on all sides. Popular shopping districts featuring countless big-box retailers, restaurants, services and more can all be reached within 5-minutes drive or less and include: Skyview/ North City/Palisades power centres, Christy’s Corner, North Town Centre and North Gate Mall. Other nearby amenities include the Grand Trunk Fitness and Leisure Centre, park and off leash site and the Twin Willows Golf Club.
Developed with families in mind, Kensington houses a centrally located school and park site, which the school shares with an active community league, soccer fields, two hockey rinks and a popular spray park. Other local amenities include a small commercial area featuring a medical centre, several eateries, a produce shop, and a local pub which can be found in Kensington’s far southwest corner.
