Westbrook Estates is an affluent community located in scenic Southwest Edmonton. An outdoor lover’s (and avid golfer’s) delight, Westbrook Estates is defined by the Whitemud Creek Ravine to the north, west and south and encompasses an 18-hole championship golf course. Boasting a quiet atmosphere and close proximity to amenities, this mature neighbourhood was ultimately designed “to appeal to individuals and families in search of a quiet, high-quality residential environment with prestigious, architecturally designed homes on large lots.” (City of Edmonton)
If you’re in search of a beautiful home in a high-end, nature-friendly neighbourhood, Westbrook Estates is exactly what you’re looking for.
The land comprising Westbrook Estates was annexed by the City of Edmonton in 1960. Construction in the neighbourhood continued over the next 30 years, with emphasis on estate-style, single-family homes. Most detached residences were built during the 1960s, with a small percentage of low and high-density development occurring during the 70s, 80s and 90s.
Celebrated for its one-of-a-kind location, homeowners in the area enjoy panoramic golf course and ravine views (sometimes both!). As such, Westbrook Estates was designed to provide optimal access to these landscaped and natural features not just through street patterns and lot orientation, but through the neighbourhood’s many maintained trails and pathways.
Aptly named, “Westbrook” refers to Whitemud Creek, which bounds the community to the west, while “Estates” is an acknowledgement of the area’s large residential lots.
Sizeable single-family homes consisting of five bedrooms and five bathrooms account for over 70% of real estate opportunities in Westbrook Estates. With many properties in the area constructed during the 1960s, these homes are anything but “cookie cutter,” featuring one-of-a-kind architectural details and plenty of character. Despite their age, these residences have also been meticulously maintained and renovated to include high-end upgrades. In short, Westbrook Estates homes are in a class by themselves.
Coming in various layouts, sizes and styles, detached homes in the community consist of everything from sprawling bungalows and split-level homes to two-storey models equipped with over 4,000 square feet of luxury living space.
Low-rise apartments account for all remaining home styles in Westbrook Estates. Located in the neighbourhood’s east end, most condos are within a 5-minute walk of the Derrick Golf and Winter Club and the Westbrook Shopping Centre – making them an ideal choice for first-time buyers and downsizers alike. Two-bedroom, one-bathroom units typically start in the low 100s.
Due to Westbrook Estates’ exceptional ravine/golf course location, home prices tend to fall above the Edmonton average. Prices may start at around $550,000 for a 1,500 square-foot bungalow and range upwards of $3M for a two-storey attached home overlooking Whitemud Creek.
Estate homes in Westbrook Estates are known for their generous square footage, oversized lots and unique features. From full chef’s kitchens and spa-inspired ensuites to outdoor entertainment spaces and four-car heated garages, luxury homes in Westbrook Estates have something to suit every buyer.
Other luxury features to expect from a Westbrook Estates home may include:
Though semi-secluded, Westbrook Estates residents enjoy having convenient access to amenities thanks to nearby 119th Street, Whitemud Drive and 23rd Ave. Major shopping hubs, including South Edmonton Common and Southgate Centre mall, can be reached within 10-minutes’ drive or less, in addition to several niche shopping plazas (grocers, medical services, restaurants and more) within the surrounding neighbourhoods.
The Derrick Golf and Country Club is another key feature attracting buyers to beautiful Westbrook Estates. Members of this family-oriented private club have access to the accompanying golf course, as well as swimming, tennis, racquet sports and a broad range of family-centric programs and events. The community is also within walking distance of several peaceful nature reserves, Rainbow Valley Park and the Snow Valley Ski Club.
